  Hayato Kawamura, a 38-year-old from Osaka, Japan, has garnered significant attention for his innovative approach to real estate investment. Over the years, he has transformed 200 neglected houses into profitable rental properties, generating an annual income exceeding 140 million yen (approximately Rs 7.72 crore).

Early Passion for Real Estate
  Kawamura’s fascination with houses began in his childhood. As a young boy, he would often gaze at the diverse architecture of Osaka from a mountaintop observation deck. This passion deepened during his student years, where visiting properties became a regular activity, even during dates with his girlfriend. 
Journey to Financial Independence
  After graduating, Kawamura joined a property rental company. However, witnessing his boss’s demotion due to internal conflicts made him realize the uncertainties of corporate employment. Determined to achieve financial independence, he began saving diligently. At 23, he purchased his first flat at an auction for 1.7 million yen (approximately Rs 10 lakh), which he rented out for six years, earning an annual income of 340,000 yen (around Rs 2 lakh). He later sold this property for 4.3 million yen (approximately Rs 24 lakh), marking his initial success in real estate. 
Strategic Investments in Neglected Properties
   Kawamura identified potential in run-down houses, especially in remote areas priced under 1 million yen (around Rs 5.5 lakh). Some of these properties were in severe disrepair, with issues like missing roofs or infestations. By investing minimally in renovations, he transformed these neglected houses into livable rental units. In 2018, he left his corporate job to establish his real estate firm, Merryhome. Through a combination of savings, loans, and rental profits, he expanded his portfolio to 200 properties. 
A Long-Term Vision
   Kawamura emphasizes that real estate investment is a long-term endeavor requiring patience and careful attention. His journey has inspired many, showcasing how unconventional thinking and dedication can turn overlooked opportunities into significant success.
